Caudéran is a large residential area of Bordeaux. The opportunistic densification that has taken place for several decades has turned it into a complex residential territory, consisting of a sum of individual desires : an urbanization without urbanism but with multiple residential qualities. With 45,000 inhabitants spread over 750 ha, the area is almost saturated and the scarcity of available land requires alternative solutions to be found to develop the city with the existing and the private sector.
We take the existing residential qualities as a starting point to clarify the organization of the territory and allow its continuous optimization. Four specific residential fabrics are identified and its respective qualities are strengthened through the consolidation of «built and landscape forms».
The transformation of Caudéran in time asks the question, at a larger scale, of the sustainability of low density residential neighborhoods. The logic of the optimization of the existing, whether it’s private, public, green or built heritage, allows us to imagine a gentle transformation of these neighborhoods into a sustainable neighborhood model.
