50 000 dwellings

As part of an international consultation launched by the agglomeration of Bordeaux for the construction of 50,000 new dwellings, we have developed a comprehensive development strategy for all of these units.
Keeping up with the existing logics of development in and around Bordeaux (sprawl) will progressively harm or erase the existing qualities and is not sustainable in the long term. We must find new ways to build more sustainable, more qualitative and less expensive housing, all at a faster pace. Starting from a critical reading of the Bordeaux territory, four hypothesis formed the basis of a new strategy for housing development in the agglomeration of Bordeaux :
1. housing + transport = city
2. territorial predominance
3. scales of mixed use
4. horizontal densities and emerging densities
The general strategy was divided into four operational concepts that provide operational tools for all sites identified in the agglomeration : clusters, amenities, poles and micro-developments. The sites identified within these operational concepts have a construction capacity of between 50 and 90 000 units. In parallel, we developed a typological toolbox with housing typologies adapted to the territory allowing us to physically test the operational concepts on several pilot sites.
